ACH payment service enables you to electronically pay your monthly assessment fee. Please download and print the agreement. Return the completed agreement with a "voided check" to the Property Manager as instructed on the form.

Architectural Request

Owners or their tenants may not plant items around their villa lots/units without with the written permission of the Architectural Committee or its Board of Directors. Any items planted must be maintained by the owner. Trees and large plants placed on common ground must be planted in pots.
The Board of Directors reserves the right to remove items deemed in noncompliance with overall
appearance of the community.

Community Clubhouse

Clubhouse Rental Agreement Download

The Clubhouse may be rented provided the Agreement is received (7) days in advance of an event and is subject to Clubhouse availability. Event hours are restricted to the hours between 9 AM to 11 PM and are for the purposes of private party's in compliance with the Agreement only.
The Pool and Pool Area are not part of the Agreement. The Pool and Pool Area are reserved amenities for all Greens Valley Estates Villas members and their tenants.
The Clubhouse may not be rented for commercial purposes under any circumstances.
Please complete this agreement and Contact Us for Clubhouse availability. We will contact you with instructions to either submit the form by mail, or have it picked up during normal business hours.

Community Clubhouse and Pool Access Card

Access Card Agreement Download

Entry to both the clubhouse when rented and pool requires an electronic access card.
One card with a unique embedded code will be issued to each unit owner. If lost, you (the owner) agree to contact the Green Valley Estates Villas through the Website or though Vanguard Management Group immediately so it can be deactivated. Lost cards may be replaced at a cost of $25.00 plus postage. Each unit owner is responsible for their card and the persons using it for access. Access cards are not be given to minors. Adult supervision is required at both the Clubhouse and Pool. Owners must be present at all times with their guests.

The Green Valley Estates Villas Association participates in Hurricane Preparedness programs. Hurricane preparedness is an understatement in itself, as you must know when and where to go. We do our best here to keep you informed with the latest recommendations by Federal, State, and County Information Services. FEMA Region IV serves the southeastern states of Alabama, Florida, Georgia, Kentucky, Mississippi, North Carolina, South Carolina and Tennessee. The Regional Office is located in Atlanta, Ga., and the Federal Regional Center is located in Thomasville, Ga. Region IV currently has a Recovery Office in Mississippi. The Green Valley Estates Villas Association cannot over emphasize the importance of Homeowner and Emergency Contact Information. It is the law that Associations be diligent in the accuracy of the membership information roster kept on file. Your privacy will be protected however, if you so choose to be part of The Associations' mailing list, that information be kept confidential and your e-mail address will not appear on any correspondence.

Rental Amendments Questions and Answers

In accordance with Green Valley Estates Villas Association Bylaw amendment of July 14th, 2015 all unit owners who decide to sell, rent, or lease to a new owner, tenant, or occupant must have the new owner, tenant, or occupant submit an Application and Screening Information Form to the Association for approval. Please read carefully and be certain that all the requested information, signatures and copies of a legal photo ID (such as drivers license or passport) are included. The completed applications must be submitted 30 days in advance by U.S. mail or hand delivered to:

Payment: Check Made Payable to Green Valley Estates Villas Association, Inc. for $100 (for each individual) or $150 (for married couple).
This payment is non-refundable even if your sale falls through or you’re not qualified for lease/purchase. Any returned or stop payment checks will be liable for a $25 return check fee.
Rush fee is $100, made out to Paradigm. This guarantees the screening be submitted to the board of directors for review within 24hours.
